The problem

Two end-of-life rooftop units serving a fully tenanted building, with no scope for a shutdown during business hours and a crane lift over an active street.

What we did

Phased overnight, one unit at a time, with temporary provision holding the occupied floors. Street closure permitted and cleared in a single weekend.

The problem

A fixed opening date already advertised by the incoming tenant, and a landlord restricting deliveries to before 7am.

What we did

Held as a single contract with the mechanical scope self-performed, so the sequencing that usually slips between trades stayed under one schedule. Handed over on the advertised date.

Boiler and distribution replacement

The problem

A failed boiler in November, with the replacement needing to be sized properly rather than matched to an oversized original from the 1980s.

What we did

Load recalculated before specifying, which brought the plant size, and the running cost, down against a like-for-like swap. Heat restored inside the first week on temporary provision.
